The Streamline 203k home repair loan facilitates purchase or refinance transactions in which the home needs minor rehab work, such as identified in a pre-purchase home inspection or an FHA appraisal.  The Streamline 203k limited repair loan is intended to assist homeowners with basic repairs not to exceed $35,000.  The mortgage amount will allow for acquisition of the property and up to $35,000 in the loan proceeds to be applied toward repair or rehab of the property.

Eligible Repairs or Improvements

The types of home repairs or improvements that borrowers may make with Streamline 203k home repair loans are limited to the following:

  • Repair/replacement of roofs, gutters, and downspouts

  • Repair/replacement/upgrade of existing HVAC systems

  • Repair/replacement/upgrade of plumbing and electrical systems

  • Repair/replacement of flooring

  • Minor remodeling, such as kitchens, which does not involve structural repairs

  • Painting, both exterior and interior

  • Weatherization, including storm windows and doors, insulation, weather stripping, etc

  • Purchase and installation of appliances, including free-standing ranges, refrigerators, washers/dryers, dishwashers and microwave ovens

  • Accessibility improvements for persons with disabilities

  • Lead-base paint abatement

  • repair/replacement/add exterior decks, patios, porches

  • Basement finishing and remodeling, which does not involve structural repairs

  • Basement waterproofing

  • Window and door replacements and exterior wall residing

  • Septic system and/or well replacement
